Q:  How much are the annual HOA dues?
A:  As of calendar year 2013, dues are $920 per year.  The $920 is broken down as follows:

$700 as written in the Declarations of Covenants and Restrictions (Revised Jan-2011).

$150 enacted in December 2010 for staining, repair, and the eventual replacement of the fence surrounding the neighborhood.  This additional assessment will remain in effect until rescinded at either the annual or special meeting of the HOA.  Money for the fence repair/replacement is being "book kept" separately from the rest of the general dues.

$70 increase for 2013 (based on the Board's discretion to raise dues up to 10% per year per the Declarations/Bylaws).

Total = $920/year

Q:  When do I have to contact the ARC for work done on my home or property?
A:  See the ARC Page here for further clarification, but the short answer is anytime you are building a structure or doing something that affects the outside appearance of your home or property.

Q:  When can I put my trash, recycling, etc out?
A:  Regular trash pick-up is Tuesday & Friday morning, recycling pick-up (contact the City of Grapevine for a blue container) is Tuesday morning, bulk trash pick-up is Wednesday morning.  Please wait until the night before or the morning of pick-up to put your trash, recycle, etc. on the curb.

Q:  What are the rules for watering my lawn?
A:  There are no HOA specific rules for watering, there may or may not be watering restrictions imposed by the City of Grapevine.  We do ask that homeowners do not water on the mornings or during the days when Classic Scapes is scheduled to mow our front yards (currently mowing by Classic Scapes is set for Wednesdays).

Q:  Is the only time I'm allowed to have a garage sale during the neighborhood annual event?
A:  No, you can have a garage sale anytime you wish (this is subject to City of Grapevine rules).  The annual neighborhood garage sale is a voluntary event and any advertising for this event is funded from the members participating (that is, the annual event does not use Annual HOA dues for funding).
